DCHA Annual report 2008We have had an excellent year, with residents, board members and staff working together to achieve great results across the whole range of our work.

As you will see in this report, highlights include working with Penwith Housing Association (PHA) and Tor Homes to develop our new DCH-wide resident involvement steering group. This innovative and influential group of committed residents from across Cornwall and Devon will be making a very positive contribution to our work over the years to come.

Our strong performance this year enables us to respond effectively to the
challenges ahead. In particular, our business planning and scenario testing have prepared us well for the housing market slowdown.

We are well placed to meet market conditions and continue generating
opportunities through our development vehicle Westco Properties.
We are confident that our Housing Corporation funded research into
intermediate housing products offers an opportunity to help new and
existing shared owners.

We also have plans in place to support tenants affected by the credit crunch. Our financial inclusion work in the year has included the innovative Plymouth Warm Start programme, continued support for the South West Pound project, and a leading local role in the National Housing Federation (NHF) campaign for fair charges on energy prepayment meters.

Looking ahead, themes of resident involvement, quality services and value
for money will continue to support our vision and aims set out opposite.
We are confident that our skilled, committed and imaginative residents,
board members and staff will together continue making a real difference
to people across the two counties.
